Hi-Wire and WillowTree to Expand their Footprints to the Historic Golden Belt Campus

DURHAM, NC – June 29, 2018 - LRC Properties, Hi-Wire Brewing and WillowTree Inc. join together in announcing that Hi-Wire Brewing and WillowTree Inc. have signed on to anchor the newly expanded, historic Golden Belt Campus located at 800 Taylor Street in Downtown Durham. Represented by NAI Carolantic Realty brokers Robin Roseberry Anders, SIOR and Jordan Williams, MBA, Golden Belt Campus is a 320,000 SF historic mill that once facilitated textile and tobacco operations and is the only remaining 1900’s era conversion opportunity of its kind in the area. LRC Properties purchased the Mill No.1 portion of the campus in 2016, and the remainder of the Golden Belt buildings in mid-2017, beginning a full-scale renovation of the former that summer. In addition to fully renovated brick and timber office spaces boasting large 40K SF floor plates, the renovation will include new artist’s studios and galleries, landscaped outdoor areas for tenant and neighborhood gatherings, and a music stage on the “Summer Stage Plaza” bordering Taylor Street.

Hi-Wire Brewing, (www.hiwirebrewing.com) an Asheville, North Carolina-based brewery recognized as an experimental hub for creating exciting barrel-aged sour/wild ales and fun small-batch creations, will be opening its third taproom in late 2018. The 10,522 SF taproom, which has been dubbed the “Durham Fun Zone,” will front on Golden Belt’s Summer Stage Plaza, and includes 1,678 SF dedicated to Hi-Wire’s outdoor covered patio and beer garden. Hi-Wire Brewing owners, Chris Frosaker and Adam Charnack, say the taproom will be game and activity heavy, featuring full-sized shuffleboard courts, soccer pool tables, table tennis, and more. The bar’s 24 taps will feature Hi-Wire’s full line-up of beers, including year-round, seasonal, specialty, sour, and one-offs, as well as wine, local cider, and guest taps from neighboring Durham breweries. Space will be dedicated to a potential pilot brewing system in the future. Hi-Wire is targeting to open the “Durham Fun Zone” by the end of October 2018. Matt Larson of CBRE represented Hi-Wire in the lease negotiation.

WillowTree Inc., (www.willowtreeapps.com), a North Carolina, Virginia and New York based software agency, plans to relocate their existing Durham offices to Golden Belt Campus in January 2019. The software agency has claimed more than 29,000 SF on the top floor of the mill which features a signature monitor roof and clerestory windows, exposed brick and original maple floors. According to WillowTree CEO Tobias Dengel, “Durham has been an incredible part of our growth. The talent in this area is among the best in the nation and we look forward to offering a world class office environment to our incredible team members.” WillowTree has received numerous awards and recognition for its innovative mobile strategy, mobile marketing, product design, web/app development, and emerging tech prototyping. In 2018 alone, WillowTree has been recognized by Fortune Magazine as one of “Fortune’s Great Places to Work,” Apple App Store as “Fox Sports- #1 App on IOS App Store,” and The Webby Awards for “Best User Experience (Mobile Sites and Apps).” Matt Winters of Tri Properties represented WillowTree in the lease negotiation.

Ed Kulik, the co-owner of LRC Properties which is managing member of Golden Belt Campus, said “We are thrilled to welcome Hi-Wire Brewing and WillowTree as our first customers for Mill No.1 at Golden Belt Campus. We’ve seen Hi-Wire’s preliminary designs and are excited to see this compelling amenity for East Durham take shape. Meanwhile, WillowTree brings with it a dynamic workforce that will heavily contribute to the very vibrancy we seek to create on Campus. Together, these two companies are helping us write a new story for Mill No.1 at Golden Belt Campus, the last remaining mill project to be renovated in downtown Durham.” LRC will complete the majority of its renovations to the campus in November of 2018.
